GAA was approached by the client to create a proposal for preservation, adaptation and extension of numbers 12 & 13 Highstreet Garstang. In order to sustainably safeguard the buildings a proposal project was identified and drafted to achieve this.

The Project

The Ground floor was converted to a bar and kitchen appropriate to the site with an enhanced use as a ‘café/restaurant’ complete with glazed extension, retaining the residential use above kitchen and family area with access to the garden for their large detached property. Careful selection of materials was imperative to the final design solution

The proposal would see the removal of a dilapidated lean-to and replaced with an aluminum frame glazed extension, including refurbishment and reinstatement works of the buildings extant historic fabric. The investment will ensure that the buildings sustain an optimal viable commercial enterprise on the ground floor, while retaining residential accommodation at first and second floors.
Detailed computer modelling was used throughout the design process to help explore options and fully understand how the extension would look and feel, when the work was completed.
The new extension opens up to the exterior by means of bifold doors , with some outdoor seating area during the summers . Large foldable glazed doors and a wrap-around the extension gives view onto the historic street of Garstang.
